Timberland is not the first thing that comes to our mind when we think of agricultural land, but timber is considered an agricultural product and along with the land it grows on is considered a viable alternative investment with decades of strong performance track record. Today, let’s explore the fascinating realm of timberland as an alternative investment.

While farmland is dedicated to crop production with periodic harvests and shorter investment cycles, timberland focuses on the cultivation of trees for eventual harvesting, leading to longer investment horizons and irregular harvest events.

A timberland investment consists of productive land + growing trees. Timberland investments generate returns for investors through:

  • Cash flow from harvesting trees strategically throughout their growth cycle, with the most significant revenue generated from fully mature trees.

  • Timberland resale values are primarily based on tree worth and land, with biological growth contributing substantially to overall returns compared to land appreciation.

  • Non-timber income, like recreational leases, offers additional earning potential due to the undisturbed nature of timberland.

Timber harvests do not follow the same seasonal pattern as agricultural crops. One major advantage of timberland is the flexibility to harvest more timber when prices are high and store it when prices are low.

However, these investments entail various risks, including price fluctuations due to changes in the supply and demand of lumber, regulatory uncertainties stemming from political and environmental factors, and potential illiquidity risks if finding buyers at exit becomes challenging. Successful timberland investment requires expertise in forestry management, including silviculture, harvesting, and reforestation, to maximize returns and ensure sustainability.

There are several types of timberland investments, each with its own unique advantages and risks. Investors can directly purchase land and manage timberland properties, which provides them with full control over the land and its resources. However, this approach requires significant capital and expertise in forestry management.
